Session Description

This segment will provide instruction on building a commercial lease with a focus on critical provisions. After completing this session, participants will be able to:                     

  • Assess the current leasing market
  • Weigh the landlord’s and tenant’s respective negotiation goals
  • Negotiate primary work letter issues, including:
    • Shifting the liability risks 
    • Fairly determining the date of substantial completion in a landlord-build lease
    • Addressing delays by the landlord in a tenant-build lease
    • Who bears which construction costs and when payments should be made
  • Negotiate certain tenant option provisions such as expansion and contraction options
