Overview
Corey Kaplan provides practical and effective solutions for large-scale office and retail leasing transactions, real estate acquisitions and sales, real estate financings and construction agreements. He helps landlords, tenants, sellers and purchasers overcome complex challenges and close deals as efficiently as possible.
Whether he’s negotiating the lease of a 3,000 square-foot office space or 500,000 square feet in an office tower, Corey is ready to guide clients through the legal implications of their agreements and anticipate issues that can arise in the process. Regardless of the complexity of the transaction or sophistication of the parties, he addresses the challenges presented to his clients in an efficient and knowledgeable manner.
When explaining lease terms, Corey uses real-world examples so that landlords or tenants can prepare productive negotiation points and focus on achieving their most desirable outcome. For spaces and/or buildings yet to be built, he helps tenants negotiate appropriate protections with respect to how the building will be developed and maximize their flexibility with respect to the construction process, including expansion options, contraction options, signage rights and numerous other rights and obligations.
He also handles a wide variety of transactions, from acquisitions and sales to financings and a range of construction and professional service agreements. Corey’s meticulous attention to detail and ability to communicate productively with stakeholders enables him to manage document-heavy, multi-party deals, including 1031 transactions. Regardless of the complexity or urgency of the transaction, his poise and professionalism help clients achieve their transactional goals.
Representative Experience
Handled the sale of a development site in Brooklyn, New York for over $60 million.
Counseled the owner in the $50 million financing of an office building, including negotiating all loan-related documents. The building houses high-profile tenants including CBRE, Regus and CancerCare.
Advised a fashion retailer in the surrender of 295,000 square feet in New York City's NoHo neighborhood and the subleasing of 325,000 square feet in the Financial District to serve as its new corporate headquarters.
Represented a subsidiary of one of the world's largest communications groups in negotiating a lease of over 50% of a yet-to-be-constructed building in downtown Toronto to consolidate multiple offices in the Greater Toronto Area into one central location. The project was among the largest office leasing transactions in downtown Toronto that year.
Advised a global tech giant in a number of lease transactions, including the leasing of the entire office portion of a building in New York City, in addition to an entire building to be developed in Maryland.
Represented a real estate development company in the leasing of over 500,000 square feet of office space to a global law firm.
Represented the owner in its base building construction contracts to renovate a vacant 1 million square feet class A office building in downtown Manhattan for future tenant leasing purposes.
Advised a marketing and communications company in the sale and leaseback of a commercial condominium unit comprising more than 210,000 square feet in Midtown Manhattan.
