The negotiation and closing of commercial leases is a time-sensitive proposition. Landlords can’t afford to have idle space, and tenants can’t put their businesses on hold to await a viable space. Our attorneys are known for executing complex lease transactions with the speed and efficiency our clients require. We represent both landlords and tenants, many of them highly active in office and retail leasing markets. This has made us a dominant player in the high-speed, high-priced New York City market and an active participant in many other markets throughout the country because many of our clients rely on us to fill their leasing needs nationally.

A Strategic Approach

Our ability to look at a transaction strategically has earned us a reputation for win-win deals across a wide range of industry sectors and leasing requirements. We represent our clients vigorously, and in a manner that does not alienate the party on the opposite side of the transaction. Leasing transactions provide a road map for what often evolves into long-term relationships, and we facilitate those relationships while leaving landlords and tenants feeling well served on the one hand and respected on the other. While much of our work is in the office and retail leasing sectors, we also negotiate ground leases, industrial leases, warehouse leases, and leases for telecommunications facilities and data centers. Our clients trust us to understand their goals and to bring an individualized business perspective to each transaction.

The Changing Office Environment

We have been witness to and have participated in transformative developments in the office workspace. When downsizing or expanding — whether the need is for more flexibility, more hoteling or a reduced carbon footprint — our clients count on us to understand the business imperatives before we negotiate the lease. We regularly make deals for companies of every size and type, from Fortune 100 giants with national footprints to startups moving into their first office space.

The Evolving Needs of Retail

As the retail sector continues to adjust to the impact of the internet on bricks and mortar business models, both landlords and tenants of retail space rely on us for advice on their changing requirements. Our clients include national chains, malls, anchor retailers and single, stand-alone stores. We have completed lease transactions for flagship stores in New York and other major cities throughout the United States, as well as in many industry sectors from fashion retail and accessories to jewelry, shoes and handbags, computer companies, restaurants and banks. We have experience in every retail environment including malls, shopping centers, mixed-use buildings, sports venues, transportation hubs, and college and office campuses.

Representative Experience

  • Advised a global tech giant in a number of lease transactions, including the leasing of the entire office portion of a building in New York City, in addition to an entire building to be developed in Maryland.

  • Counseled the world's leading music-streaming company in relocating its global headquarters to New York City. This transaction was one of the largest office leases in Manhattan completed in the year it was signed and involved over 400,000 square feet of office, performance and recording studio space.

  • Represented one of the world’s largest communications companies in an office lease of 680,000 square feet and an expansion of 280,000 square feet. This was one of the largest office leases completed in Manhattan in the year it was signed.

  • Represented a New York developer in the leasing up and re-positioning of its new development in Long Island City, Queens, including leases with 2 major department stores and a coworking space of more than 1 million square feet.

  • Represented a multinational retailer in the build-out and development of a unique, world-class flagship in an iconic location in Manhattan.

  • Counseling a rapidly expanding last-mile logistics company in leasing space across the United States.
